Architect! Becoming a real estate agent will help you sell architectural services!
The real estate sector and professional architectural services are living parallel destinies.
As they are often located at different points in the value chain, it is sometimes a matter of months before one experiences the signs of what the other already knows. Here are some considerations:
- We are back in the adjustment cycle and those of you architects who haven't muscled up enough in the last five years are going to suffer. It is possible that the muscular ones, too.
- The production cycle for architectural commissions is long and your structure is generally small. Many of you have the problem of having to find clients, design, build and manage all at the same time.
- Finding customers is a problem for you because:
- There is no marketplace for architectural services and professionals.
- You do not know how to conjugate the verb sell. ;D.
- Many of you do not know what a sales funnel is.
- On Wikipedia: "The sales or conversion funnel is a metaphor used in marketing or business management to refer to the stages of selling. It is the process by which potential sales opportunities are qualified and selected for conversion into real opportunities that end up in actual transactions". In other words and by reverse engineering: How much do you want to invoice (€) annually? → How much do you invoice (F) on average per order? → How many orders (E) do you need to generate that amount (€)? → How many service offers (SO) do you need to submit to generate these orders? → How many people (G) must come into contact with your firm to make these service offers possible? And finally (and this is the one that hurts): What do you do to facilitate these contacts? G → OS → E x F → € (where between each concept there are conversion coefficients c1, c2, such that G x c1 x c2 x F = €)

C. Now imagine that your architectural firm had a minimal business unit - 1 or 2 people - dedicated to the sale and rental of properties. You could, in a short time, come into contact with several tens or even hundreds of people to whom you could not only offer real estate services but, on many occasions, the architectural services themselves associated with the refurbishment or adaptation of the property on offer - business - and given that a high percentage of home buyers are buyers of replacement properties (they sell their home to buy it), the possibility of more business, more contacts and more refurbishments if you attract the buyer also in their role as a seller. In short, more business.
It is in turn reasonable to think that, over time, some of the customers you will come into contact with will be investors, whose business may be based on the recurrence of the buy-refurbish-sell or buy-refurbish-let sequence. More business. Or think that work well done over a long period of time may allow you to make contact with small developers who value the combination of your technical and commercial knowledge (sorry). Even more business. The conclusion of this reasoning in fast forward is that combining the activity of the architectural office with that of real estate representation services can have a double impact:
1) Diversify your business, adding a safety net in difficult times such as those ahead.
2) Expose you to a greater number of potential customers for both activities to help you achieve your turnover targets.
