Take a look at real estate portals

This is a strategy for taking the pulse of the market and to know at what price the houses are priced with similar characteristics to ours. So search, compare and draw your own conclusions. Please note that the prices you can see are the offer prices. The sales prices are usually between 10 % and 20 % lower.

You can also use the simulators on these pages to make a valuation of your home. With them you will find out what the market value of your house is thanks to the cadastral reference or the address.

Use the services of an iBuyer

These companies buy houses in less than 7 days. In exchange for this speed, they pay below the market price. Obtaining a valuation from these companies will help us to know the minimum price we could get if we are in a hurry to sell.

Ask experts for ratings to compare

You can also opt for a traditional method and request information from different real estate agencies:

  • Online real estate agencies. They offer free valuations to potential clients and without visiting the property. To calculate the price, they average the prices of the properties on the portals and the price at which they have been sold in the last month. 
  • Physical real estate agencies. They carry out in-person valuations free of charge, which are influenced by factors such as location, distribution, whether there are any renovations, etc. The ideal is a face-to-face valuation to compare data and to be shown the valuation report so that you know what they have based their calculation of the price on.
Go to an approved appraiser

If you want to have real data without having to do too much research and you don't mind investing some money, you can contact Banco de España-approved valuers to have a valuation of the house carried out in person by an approved professional. This service usually costs between €150 and €300. They also offer free valuations on their website, but these are less accurate. Investing this money can be a good strategy, as you will have an official document that justifies the price you are asking for the sale.

Is there a maximum price when selling a property?

No. Not unless, of course, your home is a VPO or VPP. In that case, just as the price per square metre that you paid was regulated, it is the same when you want to sell the house. You will not be able to do it for a higher value unless you release it.

What aspects influence the value of housing?

Leaving aside the particular characteristics of social housing, we have already seen some tricks to set a maximum price that is not outrageous and is realistic. But, be careful, all these options are based on the comparison of properties. However, we cannot compare properly without taking into account certain aspects:

  • The location. A 150 m2 house in Albacete is not worth the same as one in Barcelona or Madrid. Location must be taken into account when making comparisons.
  • The neighbourhood. The same applies to the area. The more green areas it has, the more accessible it is and the better services it offers, the higher the maximum price we can aim for.
  • The characteristics of the house's estate. The age of the property, its state of conservation, the presence of communal areas (green areas, swimming pool, gymnasium, etc.), whether there is a lift... are some of the aspects that will influence the final price.
  • General characteristics of the houseDoes it have a terrace, parking and storage room, what is its orientation, what floor is it on and what is its energy efficiency? These are some of the questions you will have to answer to get the best price.

There is no exact price, but rather values that move between maximums and minimums.
