What we look at when valuing your property
Unlike a property valuation traditional, designed above all for banks and paperwork, our valuation focuses on the market price: what a real buyer would be willing to pay today for that specific property. We look at the location and orientation, natural light, layout and the condition of the kitchen and bathrooms, but also the character of the building, street noise and neighbourhood life at that time of day. Two flats that are identical on paper can have very different prices if one has unobstructed views and the other looks out onto an interior courtyard, and that nuance can only be detected by visiting in person.

To refine the figure, we also compare it with similar properties that have recently sold in the same building or on the same block, something a generic algorithm cannot always distinguish well. That comparison, combined with the viewing and the conversation with you, is what turns an estimate into an expert valuation: neither so optimistic that your property stays on the market for months without selling, nor so conservative that you sell it off cheaply out of haste.
