Alicante and its beaches
One of the jewels of the city, with great demand and real estate projection.
Until the end of the 19th century, Alicante's San Juan beach was practically unknown to the 50,000 inhabitants of the capital at that time.
Elena Gil de Monapart Alicante invites you to take a stroll along the beaches of Alicante (Cabo Huertas, La Albufereta, Alicante Golf, Playa San Juan...) and the best thing... you don't need sun protection!
In order to organise this tour of the most popular and fashionable area in Alicante, I will divide the beach district into four areas, each one more interesting...

Miriam Blasco area - San Juan Beach
In this old part of San Juan beach, time seems to have stood still, with its five parallel and six perpendicular streets. In the mid-1960s, the local bourgeoisie came to this area in search of a second home on the beach. The construction and aesthetics of the buildings in the area clearly reflect the aesthetic influence of those years. A clear example of this, and one of the oldest and most charismatic, is the urbanisation La Rotonda, the work of Juan Guardiola in 1968. Although characteristic of this area is the aesthetic mix of buildings, some of dubious taste...
The Pau 5 area, which is made up of newly built properties and adjoins the beach area, the golf course and Muchavista beach (El Campello), is on the rise. All the developments have sold out quickly. Another residential sector is the one that is opening up next to the sea, following the Costa Blanca avenue and revolving around the large Maestro José Garberí Serrano avenue. For the people of Madrid, the beach of San Juan has always been your beach despite the fact that the beaches of Valencia are closer to the city.and this was the case long before it was possible to arrive in AVE to Alicante or the construction of the A-31 motorway.
The average price per m2 in this area is between 2,223 eur/m2, always depending on the proximity to the sea, an essential factor. New construction can reach 2,564 eur/m².
Alicante Golf
At the foot of the Mediterranean lies Alicante GolfA real green lung located on the spectacular beach of San Juan and 10 minutes from the centre of Alicante. The course has wide holes replanted with thousands of trees and where care for the environment and savings in water consumption are priority aspects. This is why it is the first golf course in Spain to obtain the two most prestigious environmental quality certificates: ISO-14.001 and Q-Plus certification.
Severiano Ballesteros designed this spectacular par 72 in such a way that no two holes are ever played in a row with the same par on the same round, which makes the game more varied and fun, making birdies more likely. All this provides an attractive challenge for golfers of all levels.
Around Alicante Golf there are beautiful buildings with flats, although on the whole they tend to be residential bungalows and luxury villas. Most of them have unobstructed views of the golf course to the delight of the owners. The average price / m2 is between 1.739 eur/m2, varying according to the type of property (flat - bungalow - detached villa).
Cape Huertas
The appointed cape de las Huertas o cape Huertas is a cape of Spain on the Levantine coast and also a district of the city of Alicante. It is bordered to the west by the Albufereta district and to the north by the Playa de San Juan beach; to the east and south it is surrounded by the Mediterranean Sea. Cabo de la Huerta owes its name to its proximity to the Huerta de Alicante, which together with the Port, was one of the two economic engines of the region..
Beautiful and secluded coves with crystalline waters, where you can find rocks and sand... Of all the beaches in Alicante, Cabo Huertas is the most unique as it allows you to enjoy a peaceful experience of the sea away from the more crowded sandy beaches. This area has always been an area of high standing, a corner with unbeatable views where the 300,000€ homes are in the lower price range. The average price per m2 is 2,230 eur/m2. The new homes being built in the former El Sidi hotel are around 5,634 eur/m².
For the people of Madrid, the beach of San Juan has always been your beach despite the fact that the beaches of Valencia are closer to the city.
La Albufereta
Albufereta is bordered to the north by Santa Faz; to the east by the neighbourhood of Playa de San Juan; to the south by the neighbourhood of Cabo de la Huerta and the Mediterranean Sea. It is a coastal neighbourhood along the Albufereta beach, with a length of about 500 metres.
Before the tourist boom arrived, Albufereta had a lot of appeal, an obvious attraction for the people of Alicante who frequently visited the beach during the summer season. It was not easy to get there by an old road, because the current road, although narrower, was built in the thirties and until then it was a footpath, following rural roads, impassable and dusty.
The properties closest to the sea located on the first line are the oldest and lack communal facilities. It is from the second line onwards that we find buildings with more complete urbanisations. A little further back and bordering the Avenida Miriam Blasco, we find buildings that are not so old and with many more services around them. The average price per m2 is 1,838 eur/m2. And if we are talking about new construction, the average price per m2 is 2,400 eur/m2.
So much for our stroll along the beaches of Alicante, where you will have been able to attest to our famous microclimate... ;D You will see that we have not made reference to the Postiguet BeachThis one belongs to the centre of Alicante, and that's another story...
Until the end of the 19th century, the beach of San Juan de Alicante was practically unknown to the 50,000 inhabitants registered at that time. Today it is one of the jewels of the city, with great demand and real estate projection.
