How to apply for a building permit

Through the blog Our House, which we spoke about recently, decided to explain some of the steps that need to be followed during the home renovation process, using the renovation of their own home as an example.]

The first step when you have a refurbishment project are apply for the building permit. First of all, it is necessary to consult the procedure "Preliminary consultation for the processing of building permits” which provides information on the necessary permits depending on the type of work you want to carry out and the location where the construction is situated. This procedure is a form that determines what type of permit needs to be obtained in order to carry out the works. To access it, you simply need to have the cadastral reference and from the housing location data. The programme basically determines three types of permits: builder's labourer, press release, i major works licence. The first refers to minor renovations inside the home. The second is required in the case of renovations inside a home where there may be an impact on the structure and/or layout. The third corresponds to works on a property where there is intervention in more than one home, or those works that imply changes to the main use of the building.

In our case, the permit to be processed due to the characteristics of the work (demolition of partitions, temporary shoring of a load-bearing wall, etc.) was a notification and it was necessary to have a stamped technical project prepared by an architect. Technicians, in the studio, we all are; we already had that. Once drafted, we sent the project to College of Architects of Catalonia (COAC) to view it.

Following the drafting of the’Technical Suitability Report (IIT) on behalf of the COAC and once the project was returned to us approved, we had to process the permit. The processing of the permits It can be either remote or in-person. If you choose the second option, you will need to submit the application and the suitability report to the registry at the District Headquarters of the City Council. We did the procedure online and needed the reference number of the enquiry (which appears on the information result sheet for the “Prior enquiry on the processing of building permits”) and the ITT reference number. We also needed a digital certificate and we used the electronic signature to submit the application to the online registry.

Once that was done, we paid the’Tax on Construction, Installations and Works (ICIO) I la Licence Application Fee Through the internet we managed to get the work admission document which, printed out, is the permit itself. Had we chosen to pay the fee and the tax at any of the institutions indicated on the self-assessment form, the City Council would have sent us the work admission document by email and, subsequently, a notification by certified post.
