More or less ordered, more or less professionalised, but recognisable.<\/p>\n\n\n\n<p>Not because the actors have changed, but because <a href=\"https:\/\/www.monapart.com\/magazine\/en\/real-people\/current-challenges-for-real-estate-agents\/\" target=\"_blank\" data-type=\"post\" data-id=\"1502\" rel=\"noreferrer noopener\">the market<\/a> It has done so. And it does not seem to be cyclical. The shortage of supply is no longer a phase of the cycle. It is the new context.<\/p>\n\n\n\n<p>Today that equation is beginning to break down.<\/p>\n\n\n\n<p>And when the context really changes, so do the rules of the game.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Shortages don't squeeze: they redefine<\/strong><\/h2>\n\n\n\n<p>When there is little product, everything becomes tense. Owners hesitate, buyers get frustrated, timescales lengthen and the pressure falls - as it almost always does - on the agent.<\/p>\n\n\n\n<p>But scarcity doesn't just complicate the job. It redefines it.<\/p>\n\n\n\n<p>In abundant markets, the value of the agent was closely tied to the ability to move product: more ads, more calls, more visits, more closes. In scarce markets, that model is quickly exhausted.<\/p>\n\n\n\n<p>Because when there is no housing:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>capturing is no longer a question of volume<br><\/li>\n\n\n\n<li>selling is no longer a question of speed<br><\/li>\n\n\n\n<li>and \u201cworking more\u201d is no longer synonymous with \u201cworking better\u201d.\u201d<br><\/li>\n<\/ul>\n\n\n\n<p>Scarcity means something else: <strong>thinking better about the trade<\/strong>.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-large is-resized\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"691\" src=\"https:\/\/www.monapart.com\/magazine\/wp-content\/uploads\/2026\/01\/Collage-agentes_okok-1-1024x691.jpg\" alt=\"\" class=\"wp-image-20223\" style=\"aspect-ratio:1.481930699892494;width:578px;height:auto\" srcset=\"https:\/\/www.monapart.com\/magazine\/wp-content\/uploads\/2026\/01\/Collage-agentes_okok-1-1024x691.jpg 1024w, https:\/\/www.monapart.com\/magazine\/wp-content\/uploads\/2026\/01\/Collage-agentes_okok-1-300x202.jpg 300w, https:\/\/www.monapart.com\/magazine\/wp-content\/uploads\/2026\/01\/Collage-agentes_okok-1-768x518.jpg 768w, https:\/\/www.monapart.com\/magazine\/wp-content\/uploads\/2026\/01\/Collage-agentes_okok-1-18x12.jpg 18w, https:\/\/www.monapart.com\/magazine\/wp-content\/uploads\/2026\/01\/Collage-agentes_okok-1.jpg 1333w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n<\/div>\n\n\n<h2 class=\"wp-block-heading class-b\"><strong>Fewer operations, more judgement<\/strong><\/h2>\n\n\n\n<p>One of the big changes is this: <strong>it is no longer about doing a lot of operations, but about making better decisions about <a href=\"https:\/\/blogprofesional.fotocasa.es\/no-podemos-dejar-de-hacer-posventa-nunca\/\" rel=\"nofollow noopener\" target=\"_blank\">what to do.<\/a><\/strong><\/p>\n\n\n\n<p>This has a direct impact on the day-to-day work of the officer:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>which orders to accept and which not to accept<br><\/li>\n\n\n\n<li>which owners to devote real time to<br><\/li>\n\n\n\n<li>which buyers to really accompany and which ones not to<br><\/li>\n<\/ul>\n\n\n\n<p>In a tense market, the agent is no longer a mere intermediary, but becomes an agent in a tense market. <strong>filter, editor and strategist<\/strong>. And that is not comfortable, but it is necessary.<\/p>\n\n\n\n<p>Because when everyone wants to sell and not everything can be sold, saying \u201cno\u201d becomes a professional skill, not a business failure.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>From \u201cI get you a buyer\u201d to \u201cI help you decide\u201d.\u201d<\/strong><\/h2>\n\n\n\n<p>Another profound change: discourse.<\/p>\n\n\n\n<p>For a long time, the message from the agent to the owner has been operational: \u201cI'll take care of it\u201d, \u201cI'll bring you buyers\u201d, \u201cI'll facilitate the sale\u201d.<\/p>\n\n\n\n<p>Today, more and more, the value lies elsewhere: in helping to <strong>decide when, how and if it makes sense to sell<\/strong>.<\/p>\n\n\n\n<p>With shortages:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>mis-selling has further consequences<br><\/li>\n\n\n\n<li>waiting can be a strategy<br><\/li>\n\n\n\n<li>and not every price is defensible, even if there is a demand for it<br><\/li>\n<\/ul>\n\n\n\n<p>The agent stops promising immediate results and starts delivering something more uncomfortable but more valuable: <strong>criteria<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Less individual epic, more team<\/strong><\/h2>\n\n\n\n<p>Scarcity also puts the \u201clone wolf\u201d agent model in crisis.<\/p>\n\n\n\n<p>When the product is small and complex:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>information sharing is no longer a threat<br><\/li>\n\n\n\n<li>collaborating is no longer altruism<br><\/li>\n\n\n\n<li>and working as a team is no longer a slogan<br><\/li>\n<\/ul>\n\n\n\n<p>The agent that works best is not the one that keeps the most, but the one that coordinates the best. The one who understands that, in a limited market, <strong>the sum of intelligence is worth more than the sum of portfolios<\/strong>.<\/p>\n\n\n\n<p>And that changes the internal culture of agencies, for better or worse.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Incentives: beware of measuring what no longer matters<\/strong><\/h2>\n\n\n\n<p>This is a tricky point. Many incentive models continue to reward behaviour designed for markets of abundance: number of captures, gross volume, quick closures.<\/p>\n\n\n\n<p>But in a market of scarcity, such incentives can push in just the wrong direction:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>compete internally for the little product<br><\/li>\n\n\n\n<li>forcing ill-considered orders<br><\/li>\n\n\n\n<li>prioritising quantity over quality<br><\/li>\n<\/ul>\n\n\n\n<p>If the context changes and the incentives do not, the system breaks down. Not because agents fail, but because they are being asked to play a game that no longer exists.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><a href=\"https:\/\/www.monapart.com\/magazine\/en\/real-people\/the-real-estate-agent-of-the-future-today\/\" target=\"_blank\" data-type=\"post\" data-id=\"1178\" rel=\"noreferrer noopener\">The agent of the future (which is already here)<\/a><\/strong><\/h2>\n\n\n\n<p>The shortage of supply is not going to disappear overnight. And even if it did, something has already changed for good: <strong>the understanding of the value of the agent<\/strong>.<\/p>\n\n\n\n<p>Increasingly, it is the agent that provides value:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>understands the market better than anyone else<br><\/li>\n\n\n\n<li>manages expectations with honesty<br><\/li>\n\n\n\n<li>knows how to say no in time<br><\/li>\n\n\n\n<li>networking<br><\/li>\n\n\n\n<li>and does not confuse activity with impact<br><\/li>\n<\/ul>\n\n\n\n<p>It is not a faster agent. It is a more conscious agent.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>There are no recipes. There is craft.<\/strong><\/h2>\n\n\n\n<p>As almost always, there are no universal formulas. No saving speeches. No magic structures.<\/p>\n\n\n\n<p>There is something more uncomfortable and more interesting: <strong>rethinking the profession in earnest<\/strong>.<\/p>\n\n\n\n<p>Scarcity is not the problem.
