Mentre que molts sectors actualitzen preus amb l&#039;IPC, <strong>els teus honoraris immobiliaris<\/strong> tendeixen a quedar-se quiets (oa la baixa). Aqu\u00ed van tres idees accionables per <strong>defensar les teves tarifes immobili\u00e0ries<\/strong> sense perdre eleg\u00e0ncia comercial.<br><\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>Si el cost de la vida puja cada any, per qu\u00e8 els agents immobiliaris sempre treballen amb el mateix percentatge d&#039;honoraris?<\/p>\n<\/blockquote>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>El context: la vida puja, els teus honoraris no<\/strong><\/h3>\n\n\n\n<p>Dimarts et reben amb un \u201cfeli\u00e7 any!\u201d i +1 \u20ac al men\u00fa. Restaurants, comunicacions o transport revisen preus amb la inflaci\u00f3; \u00e9s el normal. Per\u00f2 quan la captaci\u00f3 es complica, l&#039;habitual \u00e9s rebaixar honoraris per aconseguir l&#039;enc\u00e0rrec\u2026 \u00c9s un dels molts desafiaments a qu\u00e8 s&#039;enfronten els agents immobiliaris que necessiten <a href=\"https:\/\/www.monapart.com\/magazine\/ca\/gent-real\/desafiaments-actuals-per-a-agents-immobiliaris\/\" data-type=\"post\" data-id=\"1502\">captar i vendre un habitatge en temps adversos<\/a>. Resultat: el marge real s&#039;encongeix just quan la seva estructura (equip, gasolina, portals, eines, etc.) costa m\u00e9s.<\/p>\n\n\n\n<p>I, per cert, s\u00ed: l&#039;habitatge \u00e9s el \u201cm\u00e9s b\u00e0sic dels b\u00e0sics\u201d, per\u00f2 el preu <strong>no <\/strong>puja amb l&#039;IPC del gener, segueix din\u00e0miques pr\u00f2pies. Recordes la famosa pel\u00b7l\u00edcula Glengarry Glen Ross sobre agents immobiliaris en un mercat ferotge? La moralitat \u00e9s clara: o segueixes un m\u00e8tode, o el sistema et porta a tu.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>3 idees per pujar honoraris de forma intel\u00b7ligent i sostenible<\/strong><\/h3>\n\n\n\n<h5 class=\"wp-block-heading\"><strong>1) Trenca estructures mentals<\/strong><\/h5>\n\n\n\n<p>Qui va dir que les comissions han de ser n\u00fameros rodons? \u201c3%\u201d, \u201c4%\u201d, \u201c5%\u201d\u2026 sonen c\u00f2modes, per\u00f2 tamb\u00e9 predictibles. Si un client et demana \u201cun gest\u201d, no cal saltar del 5% al 4% (\u201320% de cop). Treballa micro-ajustaments: 4,9%; 4,6%; 4,25%; fins i tot escalats per trams de preu o terminis. L&#039;efecte psicol\u00f2gic \u00e9s enorme: mantens valor percebut i cedeixes el m\u00ednim.<\/p>\n\n\n\n<p>\ud83d\udca1Pista pr\u00e0ctica: documenta 3 propostes de tancament al teu CRM (premium, est\u00e0ndard i optimitzada) amb les seves prestacions i un diferencial real entre elles. Aix\u00ed negocies sobre paquets de valor, no sobre un n\u00famero a l&#039;aire. No sempre. En mercats amb m\u00e9s demanda que oferta, hi ha marge per a <strong>models mixts d&#039;honoraris<\/strong>:<\/p>\n\n\n\n<p>\u2022 Fase 1 de la comercialitzaci\u00f3 (honoraris fixos): an\u00e0lisi, pla comercial, home staging\/foto i llan\u00e7ament.<br>\u2022 Fase 2 de la comercialitzaci\u00f3 (honoraris variables ia \u00e8xit): amb bonus per objectius (termini, preu, satisfacci\u00f3).<\/p>\n\n\n\n<p>Quines ganes amb aquest sistema mixt d&#039;honoraris? Flux de caixa (cobreixes costos durs), major comprom\u00eds del client i una relaci\u00f3 m\u00e9s professional, perqu\u00e8 treballes fent equip amb ell en invertir els dos invertiu en l&#039;operaci\u00f3. Fixa&#039;t qu\u00e8 passa amb els hotels: ning\u00fa no discuteix ni se sorpr\u00e8n que un hotel 5 estrelles costi m\u00e9s que una pensi\u00f3, oi? L?experi\u00e8ncia \u00e9s incomparable.
