En termes de compte d&#039;explotaci\u00f3, analitzava nom\u00e9s la part de \u201cguanys\u201d. Assumir\u00e9 que es tracta de:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Un\/a agent independent operant en una gran capital de prov\u00edncia (Madrid, Barcelona, Val\u00e8ncia, M\u00e0laga\u2026).<\/li>\n\n\n\n<li>Que factura 50.000\u20ac anuals o equivalent a 4-5 vendes.<\/li>\n\n\n\n<li>Que es pren la seva feina de deb\u00f2 \u2013amb mentalitat empresarial\u2012 i que, en conseq\u00fc\u00e8ncia, inverteix amb una ambici\u00f3 raonable en les eines i recursos que li permeten aconseguir i mantenir o millorar any rere any aquest nivell de facturaci\u00f3.<\/li>\n\n\n\n<li>No hi ha oficina f\u00edsica.<\/li>\n<\/ol>\n\n\n\n<p>Ja en m\u00e9s detall, assumir\u00e9 que:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Per fer l&#039;equivalent a aquestes 4-5 vendes (tamb\u00e9 podrien ser vendes i lloguers), heu de captar l&#039;equivalent a 7-8 propietats i que estar\u00e0 anunciant una mitjana de 5-6 propietats de forma permanent en portals.<\/li>\n\n\n\n<li>Que est\u00e0 col\u00b7legiat\/da o que, si no, paga una asseguran\u00e7a de responsabilitat civil i una altra de cauci\u00f3.<\/li>\n<\/ol>\n\n\n\n<p>Per a m\u00e9s facilitat, vegem-ho en forma de compte de costos:<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/www.monapart.com\/sites\/default\/files\/styles\/scale_960xn_\/public\/mediabrowser\/1.png?itok=Fhxk9h_6\" alt=\"Qu\u00e8 gasta un agent immobiliari independent a Espanya | Monapart\" title=\"costos d&#039;un agent immobiliari independent a espanya\"\/><\/figure>\n\n\n\n<p>* Primer escenari: <strong>Per facturar 50.000\u20ac anuals operant en solitari, un agent suporta uns costos equivalents al 57% de la seva facturaci\u00f3.<\/strong><\/p>\n\n\n\n<figure class=\"wp-block-image size-large is-resized\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"683\" src=\"https:\/\/www.monapart.com\/magazine\/wp-content\/uploads\/2022\/04\/jakub-zerdzicki-_c-ZfHMlrWc-unsplash-1024x683.jpg\" alt=\"\" class=\"wp-image-15836\" style=\"width:510px;height:auto\" title=\"d\u00f2lars \" srcset=\"https:\/\/www.monapart.com\/magazine\/wp-content\/uploads\/2022\/04\/jakub-zerdzicki-_c-ZfHMlrWc-unsplash-1024x683.jpg 1024w, https:\/\/www.monapart.com\/magazine\/wp-content\/uploads\/2022\/04\/jakub-zerdzicki-_c-ZfHMlrWc-unsplash-300x200.jpg 300w, https:\/\/www.monapart.com\/magazine\/wp-content\/uploads\/2022\/04\/jakub-zerdzicki-_c-ZfHMlrWc-unsplash-768x512.jpg 768w, https:\/\/www.monapart.com\/magazine\/wp-content\/uploads\/2022\/04\/jakub-zerdzicki-_c-ZfHMlrWc-unsplash-1536x1025.jpg 1536w, https:\/\/www.monapart.com\/magazine\/wp-content\/uploads\/2022\/04\/jakub-zerdzicki-_c-ZfHMlrWc-unsplash-2048x1366.jpg 2048w, https:\/\/www.monapart.com\/magazine\/wp-content\/uploads\/2022\/04\/jakub-zerdzicki-_c-ZfHMlrWc-unsplash-1200x800.jpg 1200w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p>I com que algun\/a hi haur\u00e0 entre vosaltres que em digui que hi ha partides que s\u00f3n prescindibles i que nom\u00e9s fan que augmentar innecess\u00e0riament el compte de costos, us proposo un segon escenari del qual puc sostreure aquells costos \u201copcionals\u201d o menys vinculats a l&#039;exercici de la professi\u00f3: Treur\u00e9 \u201cPrescripcions\u201d, \u201cPosventa\u201d, \u201cUn altre<em>Home Staging<\/em>, per exemple) i reduir\u00e9 a la meitat les partides \u201cAccions de captaci\u00f3\u201d; \u201cProve\u00efdors\u201d i \u201cAprenentatge continu\u201d. Pot ser que la difer\u00e8ncia entre un escenari i l&#039;altre sigui la d&#039;un agent que ambiciona cr\u00e9ixer i un altre que nom\u00e9s pretengui \u201cquedar-se on \u00e9s\u201d. O que inverteixi m\u00e9s en sistemes i treballi menys hores (per aconseguir les mateixes vendes)\u2026 En fi, hi haur\u00e0 tants escenaris com agents hi hagi i les combinacions d&#039;assignaci\u00f3 de recursos s\u00f3n virtualment infinites.<\/p>\n\n\n\n<p>Un cop m\u00e9s, l&#039;objectiu d&#039;aquest post no \u00e9s donar una dada inq\u00fcestionable, sin\u00f3 un ordre de magnitud raonat i que us resulti \u00fatil a tots aquells que ja sou al mercat o considerant una vida plena d&#039;emocions i no exempta de riscos d&#039;agent immo.<\/p>\n\n\n\n<p>Estic segur que \u00e9s molt possible que els que llegiu aquest post tingueu opinions diferents i matisades.
