The house has three floors, with a total built area of 505 m2, 156 m2 of which are needed rehabilitation. The ground floor has a built area of 193 m2 and a useful area of 164 m2, distributed in entrance hall, a large living room with fireplace, a studio, kitchen, bathroom and laundry room, with access from the garden. To access the first floor there are two staircases: one noble and one service. The first floor has a constructed area of 156 m2 and a useful area of 132 m2, distributed in four very large double bedrooms – one of them with private bathroom –, a small studio and a bathroom. Two of the bedrooms have a small balcony over the street. An interior staircase gives access to the second floor, to be rehabilitated, with a constructed area of 156 m2.
The ground floor has a garden at the back of 543 m2, long and leafy, with very nice corners like a vegetable pergola, a small pond, small sculptures, flowerbeds that lead the walk through the garden... and with access from the back with enough space to park three cars.
The house is centenarian and has very interesting architectural elements: the vaults in the ceiling, the noble wooden staircase with skylight, the hydraulic mosaic of the first floor, the arched vaults in the distributor of the rooms, original stone elements in the facade...
The orientation is east-west. The main entrance of the house is through the east facade (street), but there is also an access in the back for vehicles, directly in the garden.
The surroundings of the house are interesting, since it is right next to the medical centre (CAP) of the neighborhood, a cultural centre and the public library; on the back of the house there is the Ter river, with a lot of vegetation in its bed and with a bike path that runs through it and allows you to reach the center of Girona in a few minutes.
The neighborhood also has a sports pavilion, a football field, a nursery and two schools.
